Project Manager
SUMMARY
The Project Manager leads overall project execution, ensuring alignment with the schedule, budget, quality standards, and documentation requirements. This role serves as the central point of coordination and decision-making, proactively resolving issues to maintain project momentum and drive progress. The position guides team members, fosters collaboration, reinforces accountability to company processes and best practices, and builds strong relationships across project stakeholders.
RESPONSIBILITIES
- Own the buyout process after Preconstruction handoff, ensuring bids align with project goals, negotiating contracts, and tracking progress using the Buyout Log
- Lead buyout meetings with subcontractors, Project Superintendent, and Assistant Project Manager to confirm scope, manpower, safety, and logistics
- Manage permitting and coordinate with stakeholders to avoid delays and maintain compliance
- Maintain and update project budget and forecasts regularly, tracking general conditions and adjusting for plan or schedule changes
- Manage change orders and pay applications, validating costs and progress to ensure timely, accurate billing and payment
- Oversee backcharge documentation and recovery using Procore’s Change Event tool
- Lead weekly schedule meetings, ensuring updates are accurate, delays communicated, and subcontractors held accountable
- Direct submittal and RFI processes, ensuring completeness, accuracy, and timely resolution
- Audit Procore documentation and promote consistent usage for accurate field reporting and Owner visibility
- Review inspection reports, monitor quality, and ensure subcontractors meet scope and standards
- Verify critical quality checks including waterproofing, cleanliness, material condition, and craftsmanship
- Monitor and evaluate team performance, support career development, set goals, and implement action plans for direct reports
- Lead project closeout, submitting required documentation to ensure a smooth handoff and client satisfaction
- Conduct regular site visits to inspect quality, review sequencing of tasks, ensure schedule adherence, and assess subcontractor and employee performance
- Travel up to 50% to assigned projects
REQUIREMENTS
- High school diploma or equivalent
- Minimum of 3 years of construction project management experience overseeing schedule, budget, quality standards, and documentation requirements
- Experience managing multifamily construction projects of 300+ units in a general contractor setting
- Proficiency in Procore or a similar project management platform
