Project Manager
Job Summary
The Project Manager is responsible for leading and managing the day-to-day activities throughout all phases of LandSouth's construction projects. In partnership with the Project Superintendent, the Project Manager drives the schedule, budget, quality, safety, and relationships for assigned projects.
Essential Duties and Responsibilities
- Conduct a timely and efficient buyout process by negotiating price competitive contracts and purchase orders, ensuring complete and accurate scopes. Maximize all cost-saving opportunities to optimize project profits.
- Complete the buyout process promptly to limit risk and meet schedule requirements. Properly track all cost savings during the buyout process.
- Conduct pre-award meetings to clarify the scope and purchase order terms and conditions.
- Maintain project budget to reflect changes in commitments and final cost projections.
- Prepare general condition spreadsheet for monthly budget meetings.
- Process subcontractor and Owner change orders and analyze and manage claims.
- Manage the submittal process and check for compliance with the project requirements.
- Request clarification using a written RFI process. Properly document and track changes.
- Manage the submittal process to assure that the proposed products are consistent with the project requirements.
- Develop the project schedule with the Superintendent and manage conflict and delays. Review progress weekly to ensure compliance with the project schedule.
- Track and resolve production issues with the field staff to maintain progress and prevent delays.
- Effectively manage Owner relationships by monitoring quality to meet or exceed the Owner’s expectations.
- Document monthly progress by preparing a complete monthly progress report to the Owner.
- Prepare timely and accurate pay applications and monitor draw for funding by the Owner.
- Actively pursue quick resolution of project issues. Resolve disputes promptly and professionally to maintain positive relationships.
- Manage the project field staff by monitoring site progress each day and provide direction and support to the project team.
- Provide monthly budget updates to field staff on general condition costs.
- Review third-party inspection reports and monitor for abatement.
- Develop project teams to deepen their technical, problem-solving, and leadership skillsets.
- Visit project sites regularly to inspect quality, review sequencing of tasks, ensure schedule adherence, and assess subcontractor and employee performance.
- Travel up to 50% of the time to assigned projects.
Education and Experience Requirements
- High school diploma or equivalent. Completion of an educational program (university or trade school) with a focus on construction management or a related field is highly preferred.
- A minimum of five years of related project management experience for large, multi-unit construction projects.
- Procore experience preferred.

Additional Requirements
- Must have a valid Driver's License.
- Must be authorized to work in the United States.
