Assistant Project Manager

Job Summary

The Assistant Project Manager (APM) supports LandSouth’s Project Managers with the daily operations that go into executing ground-up construction projects. This role assists in maintaining the project’s schedule, budget, material procurement, quality, and safety. The APM works both independently on project assignments and collaboratively with project teams to help drive timely and profitable projects.

Essential Duties and Responsibilities

  • Assist with quantifying costs and risks during the bidding process. Support the management of job cost changes resulting from plan and specification revisions.
  • Assist Project Manager(s) with the procurement process as needed, taking ownership of assigned scopes of work.
  • Build and maintain effective relationships with owners and subcontractors to assist in overseeing job site activities.
  • Ensure subcontracts are executed and that insurance and bonds are secured and active before any subcontractor performs on-site work.
  • Support the Project Manager in ensuring the job site is prepared with permits and mandatory notices before work begins.
  • Prepare, document, and submit clear and precise RFIs to architects and engineers to clarify missing information, scope changes, or deviations from specifications and contract drawings.
  • Manage the submittal process by reviewing and submitting proposed products for approval by the Owner, Engineer, and Design team. Coordinate with the Superintendent to review the submittal log as needed.
  • Maintain ongoing communication with the field team, subcontractors, and vendors to oversee work effectively and ensure transparency through project changes and implementation.
  • Organize and manage Owner, Architect, and Contractor (OAC) meetings, including preparing agendas and distributing meeting minutes to all relevant parties.
  • Validate the accuracy of subcontractor and vendor change orders and provide detailed documentation.
  • Oversee the monthly payment application process from preparation to collection.
  • Maintain complete and organized job files for both permanent and electronic storage.
  • Conduct job site visits and project walks to monitor safety and quality, addressing any issues as they arise.
  • Travel up to 35% to assigned projects.

Education and Experience Requirements

  • High school diploma or equivalent. Completion of an educational program (university or trade school) with a focus on construction management or a related field is highly preferred. 
  • Two years of related construction experience supporting a Project Manager or Project Superintendent, including a minimum of one year of field experience directly on a construction job site.
  • Understanding of civil, architectural, structural, and MEP project plans and specifications.
  • Procore experience preferred.

  • Must have a valid Driver's License.
  • Must be authorized to work in the United States.
