SUMMARY

The Project Superintendent leads onsite project execution, ensuring alignment with the schedule, budget, quality standards, and documentation requirements. This role enforces safety protocols, coordinates subcontractors, and drives progress to maintain momentum in compliance with project plans and codes. The Project Superintendent guides team members, fosters collaboration, reinforces accountability to company processes and best practices, and builds strong relationships across project stakeholders. 

RESPONSIBILITIES

  • Partner with the Project Manager in preparing the initial project schedule by incorporating input from subcontractors and vendors, planning for long-lead items, and identifying potential risks or delays
  • Develop, manage, and adjust the project schedule using Microsoft Project in Procore, tracking progress, sequencing tasks, maintaining a 3-6 month look-ahead schedule, and ensuring the project stays on schedule in execution
  • Review and understand all contract documents, including the owner contract, subcontracts, and purchase orders, to ensure full compliance and accountability
  • Install and maintain proper signage to uphold the appearance and presentation of the job site, ensuring it aligns with LandSouth’s safety, cleanliness, and marketing requirements
  • Obtain applicable site-related permits, such as trailer, fence, and signage permits
  • Conduct daily job site inspections to verify compliance with safety standards, OSHA requirements, and LandSouth’s safety policies, enforcing housekeeping and cleanliness standards
  • Lead job site safety meetings to reinforce safe work practices, emergency procedures, and proactive hazard identification
  • Address, document, and communicate any job site injury promptly, ensuring appropriate follow-up and prevention measures
  • Enforce quality standards by coordinating QA and QC efforts, conducting regular site walks and inspections, and verifying subcontractor work meets approved plans and specifications
  • Manage and track general condition costs and resources, including dumpsters, equipment rentals, power usage, and labor, to maximize job site profitability
  • Minimize material waste and ensure efficient use of resources to control costs while maintaining schedule and quality standards
  • Organize and maintain project documentation, including daily logs, photos, observations, inspections, RFIs, submittals, and notices of delay in Procore, ensuring real-time accuracy and accessibility
  • Lead site coordination and project meetings with subcontractors and owners, preparing agendas and minutes to ensure alignment and timely decisions
  • Guide the project team by assigning tasks, fostering accountability, and ensuring collaboration
  • Monitor and evaluate team performance, support career development, set goals, and implement action plans for direct reports
  • Manage project close-out activities, including the punch list process and final quality checks

REQUIREMENTS

  • High school diploma or equivalent
  • Minimum of 5 years of progressive construction management experience, including at least 2 years of multifamily construction experience
  • OSHA 30 certification or ability to obtain within a designated time frame
  • Proficiency in Procore or a similar project management platform
